General
These conditions are applied by the family farm Lola Kokica, holder Hrvoje Krešo, PIN: 84560314277, Hrvatskih branitelja 9, 31327 Vardarac, Croatia, to the use of the website and to accommodation inquiries sent through it. By using the site, you agree to these terms.
Informational content
Accommodation information (descriptions, capacities, amenities, any prices) is informational; we strive to keep it accurate and up to date. Availability shown on the site is not a guarantee of availability until we confirm it.
Enquiries and bookings
Sending an enquiry does not create a booking. A booking exists only once we explicitly confirm it by e-mail or phone and the terms of the stay are agreed (dates, number of guests, price). Stay details — check-in and check-out times and house rules — are confirmed at booking.
Payment
Online payment is not possible through this website. Payment terms are agreed directly when the booking is confirmed.
Deposit and booking confirmation
Once availability has been confirmed and the reservation has been agreed upon, we will send you two payment offers. The first offer covers a partial payment of the reservation and is payable immediately. Once the payment has been received, we will issue an invoice for the amount paid, and your reservation will be confirmed. The second offer covers the remaining agreed amount and will include the payment due date. Once the payment has been received, we will issue an invoice for the amount paid, unless otherwise agreed. We can hold your reservation as a temporary option until the payment deadline stated in the first offer. If the payment is not received by the specified due date, the reservation will be considered cancelled and the dates will become available for booking again.
Cancellation
Please let us know as soon as possible by email or phone. For cancellations up to 30 days before check-in, the first partial payment will be refunded in full. Late cancellations or no-shows are typically non-refundable, but we'll always try to reschedule. If we're forced to cancel, we'll refund you in full.
House rules (summary)
Check-in is from 14:00 and check-out is until 11:00. Please observe night peace from 22:00, especially outdoors. The barbecue and bread oven are used with the agreement of the host, and we ask you to use the equipment of the property carefully and report any damage immediately. Pets are possible by prior arrangement. Children use the playground and the facilities of the property with the supervision of parents. Full usage rules are highlighted on the property.
Guest obligations
Guests are obligated to use the space carefully and in accordance with the agreed number of people and to reimburse the damage caused by negligence. House rules will be available at the property.
Liability
We maintain the site with care but do not guarantee uninterrupted availability or complete accuracy of all information. We are not liable for damage caused by temporary unavailability of the site or by external links.
Intellectual property
The content of the site (texts, photos, graphic solutions) is the property of the family farm Lola Kokica or was used with permission and may not be copied for commercial purposes without written permission.
Governing law
These terms are governed by the law of the Republic of Croatia. We will try to resolve disputes amicably; otherwise the court with subject-matter jurisdiction at the seat of the farm is competent.
